General

While we do not have an on-site office to accept walk-ins, we do our best to offer virtual and in person tours. 

Applying is super easy! You can complete your application online at your convenience. We give you several ways to apply online through our website.  If you need any assistance along the way, just reach out!

We do our best to approve applications within 48 hours after pre-screenings and related income documents are gathered.

We're an online rent payment community to advocate for green-living and less impact to our environment, in which you can make both ACH and CC transactions. In the case, that you would like to pay by paper check, we accept WIPS payments, money order, personal check, and certified funds.

Flex allows you to schedule your monthly payment into two smaller payments, giving you greater financial flexibility. Full monthly rent payments are provided to the property by Flex on the 1st. Sign up is available directly in your RentCafe resident portal and is reviewed for approval by Flex. Flex charges a monthly membership fee based on the amount of the credit line that is approved. The monthly membership fee is up to $14.99. A bill payment fee of 1% of your total rent is also charged, additional card processing fees apply when using a credit card.
 

Yes, you are required to have renter's insurance. You may provide your own, or you will be automatically enrolled in property insurance for $10.95 per month.

Utilities are covered in a RUBS utility billback through our utility partner, Conservice. Utilities include water, sewer, trash, pest, and internet which are billed back depending upon usage. 

Electricity can be setup through ComEd. 

We partner with Comcast to provide internet and cable options for our community.

Yes, we do! Our on-site maintenance team while not on-site is located at one of our nearby Oak Park communities and is here to help with any issues that may arise.

For non-emergency work orders, please use the resident portal or mobile app. You can also call the office during business hours. For emergencies, call the office number and select option '3' to reach emergency maintenance.

No, you do not need to be present for the service technician to complete the work.
